Home sales up 7pc in Q1

A new report from Spain’s Property Registrars suggests that transactions – the lifeblood of the property market – are bottoming out, though it is still too early to declare a recovery under way.

The number of property deeds of sale inscribed in the property registry rose by 7% in Q1 compared to same period last year, according to the latest report from Spain’s College of Property Registrars. This is the first time in several years that annualised sales have risen in a quarter.

When viewing a property in a state such as this you usually have to get over the initial shock, but believe it or not, houses like this are actually in demand. You will have to introduce all quality yourself, but then you will have a gem with a totally different value.

One half of the house -the tower part- is 100 years old and the other half about 5 years. Useful if you are one of those couples that can never decide on a classic authentic Spanish architecture, or a more modern style with more comfort. The newer part is virtually ready to be used as a kitchen cum livingroom and has a nice, large fire place. The room just needs a good clean and sweep. Meanwhile, you can undertake the renovation of the other part at your own pace. The renovation costs won't sky-rocket, unless of course you have a very exclusive taste. Just one small portion of the roof needs to be replaced.

There is water from a private well and mains water is nearby. There is more land for sale, with lemon trees, at an extra cost. Should you wish to purchase all the land, in total 20,000 square metres, then you have to add 48,000 euro to the asking price.

This property is situated at a kilometre's distance from the main road to the coast, and at a few minutes' drive from the village of Colmenar.
